Job Description

Established organization is seeking a Maintenance Project Manager on a Direct Hire basis. Pay ranges from $75-80k.

Summary of Responsibilities

• Oversee capital improvement and property maintenance projects across all managed properties.
• Implement preventative maintenance schedules and assign tasks to staff or qualified vendors.
• Conduct regular inspections and ensure compliance with safety protocols and emergency plans.

Key Responsibilities

Project Management

• Lead capital improvement initiatives and negotiate contracts with contractors and service providers.
• Maintain regular communication with property ownership regarding maintenance activities.

Maintenance Planning

• Develop and manage preventative maintenance schedules and work order systems.
• Conduct routine inspections to identify and address potential issues proactively.

Vendor Relations

• Negotiate service and supply contracts to ensure quality and cost-efficiency.
• Source, evaluate, and onboard new vendors as needed.

Team Leadership

• Hire, train, and supervise maintenance technicians.
• Assign tasks based on skill level and ensure team effectiveness.

Budget Oversight

• Monitor maintenance-related expenses and manage departmental budgets.
• Track costs for repairs and replacements to ensure financial efficiency.

Emergency Management

• Lead response efforts for urgent maintenance issues.
• Coordinate with staff to minimize operational disruptions.

Regulatory Compliance

• Ensure all maintenance practices adhere to safety regulations, building codes, and environmental standards.

Reporting & Analysis

• Generate reports on maintenance activities, equipment performance, and budget status to support decision-making.

Property Inspections

• Conduct regular inspections of facilities and equipment to prioritize necessary repairs.

Required Skills

• Strong understanding of building systems (electrical, plumbing, HVAC) and mechanical equipment.
• Proven ability to manage large-scale projects from bidding to completion.
• Analytical skills to diagnose maintenance issues and develop effective solutions.
• Leadership capabilities to manage and motivate a team of technicians.
• Excellent communication skills for interacting with stakeholders at all levels.
• Financial acumen to manage budgets and prioritize projects based on cost-benefit analysis.
• Must have valid driver's license and open to travel
